Darryl recently came out and repaired our AC and handled everything super fast. He found that the part that broke, found it was under warranty and had it replaced and tested in barely an hour. Overlake originally installed the unit and gave the best price out of multiple bids we got back then too. I recommend them highly. Excellent repeatedly over many years of callouts.

I have used Overlake since 2019 in two different homes. In addition to routine maintenance, I have had an entire A/C system installed which included electrical and gas line work, which was difficult due to the location in a narrow hallway closet. I have also had them replace a condenser in another system. Recently, they replaced a gas water heater with a tankless system. This was a difficult installation due to the location in the center of the house and the need to install intake and exhaust pipes to the exterior of the house. A technician and two installers made separate visits and then I was given a detailed proposal with recommendations and several options. The owner, Robert, called to answer my list of questions, so that I fully understood my options. The work was scheduled within the week. The installers arrived on time, reviewed the project with me and kept me updated as the work progressed. They laid down protective coverings over the hardwood floors, as they had to drain and remove the 80 gallon water heater through the living area. The installation required that they cut two access openings in an existing chase to gain access to an outside wall. They cleaned up afterwards and I could not tell that they had been working there. I have always experienced great service from the initial contact through the completion of a project. I would definitely use them again and highly recommend their HVAC and water heater services.

Just want you to know that your guys did a wonderful job installing the new water heater. They were polite, they listen to me, and were efficient in doing the job. I want you to know how pleased I am.

Overlake Heating recently installed a tank-less water heater for us and I wanted to share our positive experience with them. Every aspect of the purchase/service was far above expectations after a disappointing dozen or so years of service from some of the big name HVAC firms in the Puget Sound area. The bid-process/pre-sales support from Rob was great. He was able to bid the job based on photos and emails and didn't require a site visit. He was prompt in replying to my emails and patient and helpful in answering questions without an ounce of sales pressure. He recommended two equivalent models from two brands, and quoted an amount that was significantly less than the other bids we received from the same disappointing companies we've settled for in the past. The installers (Jorgen and J.P.) arrived on time, worked efficiently, did a very thorough & professional install and cleaned up thoroughly before they left. When we had some trouble registering the water heater with the manufacturer, Patty replied promptly (after hours I might add) to make sure we could complete the product registration and enable the manufacturer's mobile monitoring & management application. I really wish I had called Overlake years ago and saved some time and money on previous sales and service, like buying a new furnace, having A/C installed, damper replacements etc. Go ahead, do your due diligence, call the big names that claim to do everything from plumbing, electrical, HVAC, & event catering, (you know, the ones with lots of new logo'd trucks everywhere) and get a quote from them too -- and then go with Overlake. You won't regret it.

Worked with Overlake for my regular HVAC tune up. The technician, Matthew, is friendly, straightforward, and efficient. Finished cleaning, capacitor replacement, and ignitor replacement in 45 minutes. Clear assessment, no hassle, and no sudden upsells. On top of the technician, the coordination gentleman (sorry I forget his name) is efficient and polite. Never waited more than 30 seconds to get a phone call. I'll definitely work with Overlake again for regular maintenance and future furnace replacements. Highly recommended!

They came out on a Sunday and replaced the bad capacitor on my AC unit to get it back up and running on a relatively hot day (85F+) to save me another warm night of loud fan noise. Showed up on time, quick professional service. Worth it!

Not a good partner for comprehensive needs; they are very selective about what services they will do. I have a basic A/C unit needing to be replaced connected to a furnace located in an attic (not uncommon, home built in 2005). They immediately state they will not ever go into attics, too hot. So just complete abandonment, no intent whatsoever to solution the problem. Not trustworthy as your primary partner due to this approach.

+Update: 2.5 Years Later – Still Excellent! Everything has been working flawlessly since installation! One night, we thought one of the units wasn’t working, so we emailed Rob’s team late at night. To our surprise, they had a technician scheduled to visit first thing the next morning—within 15 hours! Turns out, we weren’t using the unit correctly, and the technician patiently walked us through how to operate it properly. Now it works perfectly! The visit was covered under warranty, even though it was likely our mistake. Rob’s team was incredibly helpful, professional, and responsive. Highly recommend! I recently had the pleasure of working with Rob and his team at Overlake Heating & Air Conditioning for the installation of three distinct HVAC units at our home in Bellevue. This included two dual-function units providing both heating and cooling capabilities, and one unit exclusively designed for cooling, as per my specific request. Moreover, all units were equipped with Wi-Fi connectivity, aligning perfectly with my desire for modern, smart-home functionality. The performance of these units since installation has been exceptional, offering seamless climate control throughout my home. When it comes to pricing, I found Overlake's rates to be fair, reflecting the high quality of both the products and services rendered. The efficiency and professionalism exhibited by Rob and his team throughout the installation process were nothing short of exemplary. A particularly noteworthy aspect of their service was their response to an oversight on my part. Initially, I had inadvertently directed the team to install a unit directly above an underground irrigation line, a mistake I realized too late. Demonstrating exceptional customer service, Rob and his team addressed this issue promptly and without any additional charge. They skillfully relocated the irrigation line, ensuring it did not compromise the functionality of the new A/C unit. Beyond their technical expertise, what sets Overlake Heating & Air Conditioning apart is their outstanding responsiveness. Each time I reached out with a question, I received a prompt and helpful response within just a few hours. In summary, my experience with Rob and his team was highly positive, characterized by top-notch service, technical proficiency, and commendable customer support. They have not only met but exceeded my expectations in every aspect of the project. I wholeheartedly recommend Overlake Heating & Air Conditioning to anyone in need of their services, confident that they will deliver the same high level of satisfaction.

We had another HVAC company perform an annual inspection of our furnace. The furnace was working perfect before they arrived and it was not working after they "inspected" it. They had to return multiple times because the furnace kept failing in the deep Feb cold spell. Each time they showed up without repairing it, they charges us lots of money for nothing. I finally gave up and contacted Overlake Heating & Air Condition after a friend recommended Overlake. Overtake arrived quickly and immediately identified the fault. They also performed a thorough evaluation and inspection of the furnace. I am very impressed with Overtake and will trust them to maintain our Furnace and Air Conditioner.

Our 29yr old gas furnace died in the middle of winter so we called around for quotes to replace it. We called Overlake Heating & Air Conditioning based on our neighbor's recommendation and their great reviews...Rob provided detailed options with pros/cons and perhaps most importantly there was no attempt to upsell. Their two techs (JP and Griffin) arrived a couple of days later and spent 6hrs straight installing our furnace. Super professional with honest upfront pricing. Highly recommend.

It is such a pleasure to work with these guys. Scott was really quick to call me back after I left a message late the prior evening, and he sent Gary out right away to check my furnace. Gary explained exactly what he was doing and was so polite and professional as he diagnosed the issue. I will definitely call Overlake for any future HVAC needs.

Our furnace went out on a Friday night. We called Overlake, and Robert called us right back. He did a quick diagnosis over the phone, and arranged to have his rep at our home the next morning. Brian showed up and quickly diagnosed the problem. Unfortunately, given the age of our furnace, a replacement was the best option. Because we’ve used Overlake for many years, Robert was able to give us an immediate estimate, which we thought was a very good price. His team arrived this morning— right on time. They worked nonstop from the time of arrival until the job was complete. They did a great job! These guys were both outstanding representatives for Overlake. In our opinion, Overlake is a great company. The techs and installers know their jobs, and the company is highly responsive, fair and professional. Based on our years of relying on them, we highly recommend Overlake Heating!

Sam did another excellent job with furnace and heat pump maintenance. He did some re-programming to improve the efficiency of our system. Friendly and professional. Sam did an excellent job troubleshooting an issue with our heat pump cooling mode. Prompt, next-day response from Overlake, excellent customer service. The technicians Sam, Steve, and Roy were friendly and professional. The work performed was excellent and all my questions were answered as well as being informative. They were accommodating and worked hard to solve a condensation trap issue caused by the original company who installed my furnace. We had a heat pump installed by Overlake and are very pleased with the result. Friendly, competent, on time and very well done. Excellent pricing, responsive to my questions. I will continue to use Overlake for all our HVAC needs.

I've used Overlake for years. Before them, I used a big company that always tried to upsell and I never felt I could trust them fully. This last time, Sam came to turn the furnace and he was he was on time, happy to answer questions, did a thorough job of maintaining my furnace. Thank you Sam and Overlake!

Unfortunately, we’ve had many poor customer experiences with inflated pricing, slick sales pitches, or unmet expectations. However, Overlake Heating and Plumbing is a true gem. They don’t ask for Google/Yelp reviews but focus on professional and quality service. Patty and Rob are incredibly responsive and communicate clearly. The quotes are competitive and transparent. Darryl has serviced our HVAC multiple times. He is extremely thorough and knowledgeable. Jorgen and Geronimo installed a mini-splitter. Their attention to detail and thoughtful execution made us realize the shortcomings of the prior installation of a similar unit by a different company. Reiley and Chris recently installed a water heater swiftly. We’re thrilled to find a company with values and expertise.

I've never heard of an HVAC company who doesn't work inside of an attic. So if you need any work in an attic, don't call this company. Also the person answering the phone was condensending and made unnecessary remarks. Call someone else.

During the recent cold snap out heater gave us problems. Overlake Heating responded promptly to our phone call and provided clear prices up front so there were no surprises. The technician was very helpful not just with the immediate problems but called out concerns about our system that we want to address later. We will definitely be using Overlake Heating for our future HVAC needs.

Speaking for 2 different experiences, Robert and his company are very thorough, honest, and reasonably priced. I got a referral from a friend in Kirkland who installed a heat pump at the peak of summer for cooling purposes. This is peak season, mind you. And when my friend called and left a message. Robert called the next day and was able to provide him with a quote estimate after taking a couple photos. And even better, at the end of the project, my friend ended up paying the quoted amount. So that shows experience and integrity. As for my experience, our house is unfortunately out of Robert's service area when we called. But Robert generously spoke with us about the various brands that companies will try to sell us. For reliability, Trane (+American Standard) and Bryant (+Carrier) are recommended. Trane tends to be more expensive while Bryant has more affordable models. He also explained what he would quote us if it was him so that we had a reasonable number to compare against bids more local to us (we live in the Tacoma/Gig Harbor area). That is immensely helpful for us and already will be turning down one bid that Robert said is way overpriced. Thank you so much for your time and for your generosity in sharing your experience with us, Robert. We wish you the best! For potential customers, highly recommend giving Robert a call. You won't regret it. He already has one very satisfied customer with my friend in Kirkland and we would have gone with Robert in a heartbeat if we were in his service area.

I was introduced to Overlake by a buddy of mine back in 2018. They have serviced the furnace in my rental house and my house since then. Last week my tenant notified me that the furnace was not working. I knew it was time to replace it and contacted Robert. He gave me different options and explained the advances and disadvantages of the all the options. He knew it was for my rental property and told me which option would be the best. I decided to ask a buddy who has knowledge of furnaces and he told me that Robert led me down the right path. On the day of the service a crew of three guys showed up and walked me through exactly what they would be doing. They contacted me when they were finished and again, walked me through everything they did. The workmanship was excellent. I would highly recommend Overlake Heating & Air.

We had our old gas furnace replaced with a high efficiency one by Overlake Heating. Their pricing was VERY competitive and everything went smoothly. Talking to several contractors, we had been getting advice all over the place on what the best option for our house would be. Robert took the time to talk us through options multiple times, explained all implications, responded to questions right away, and was very patient while we waffled about what to do. :) We originally reached out asking about a much more expensive heat pump setup, and Robert called out several concerns with our old split level's layout and insulation which would have affected its effectiveness. He suggested some options that would work better for us even as they were much less expensive than what we were originally looking at. We're very happy to have gone this path and will definitely call Overlake again when we're ready to get some cooling set up. Absolutely recommended!

We’ve used Overlake for an A/C installation last year, and more recently a new furnace and were super happy with both experiences! They were quick to fit us in, painless installs, and Bob is very responsive whenever we reach out with questions. Will continue to use them for any future needs.

We used Overlake Heating for the replacement of a heat pump and was so impressed with the quality of work and ease of the entire project. We began by working with Robert to find the right heat pump unit for our needs, which was very easy. He is extremely knowledgeable and quick to respond and went over and beyond. Once our unit was picked, the three teams that came out on installation day were seamless, extremely knowledgeable, friendly, and honestly seemed to enjoy their work. I'm always a bit nervous with large purchases like this, but I feel like we went with the right company and we will be recommending Overlake Heating to others and will use the company again for future services.

Overlake did an A+ job with our new heat pump, from product selection to installation. We needed help deciding between air conditioning and heat pump, and what components would best meet our unique house configuration. We interviewed several companies, some of whom talked our ears off for 2 - 3 hours, and took measurements of every window in the house in order to recommend the “perfect solution” for us. Some recommended a ductless system, with different units for different rooms. Some tried to sell us complex ducted and ductless systems that we found to be unnecessarily cumbersome and extravagant. We found ourselves scratching our heads trying to decide between systems that didn’t really make sense and were too expensive. Then Rob, the owner of Overlake came. He took a quick tour of the house and talked to us candidly about the challenges our house configuration presented for any system we were considering. In his judgment, our least expensive choice would probably be our best solution. He focused our attention on how satisfied we are with our current ducted heating system, and how important or not important it was to maintain the same temperature in every room of the house. He explained that a heat pump could use the preexisting duct system and would provide comfortable heat in the winter and cool air in the summer. We were impressed with his science/data-based approach to system selection and his down-to-earth salesmanship and common sense. Rob could have easily convinced us to spend considerably more, just like others tried, but the options he presented to us cost less and made more sense. In his opinion, we would be wasting our money looking for a system that exceeded the capacity necessary to make our house comfortable. Rob steered us in the right direction with his deep experience with HVAC systems and ethical business poise. The installation was performed seamlessly by Overlake’s professional and highly-skilled crew. We could not have chosen a better HVAC company for the job! Thank you so much, Overlake! Judy & John

Super happy with the Bryant central heat pump and furnace that Overlake installed in our townhome about a year ago. Absolutely no problems with it so far, and the cooling works 100% better than our previous central A/C installation did. Really impressed with all the people we dealt with--Robert, Patty, Sam, JP, Bjorn, and a couple others I forgot the names of :-) Thanks!

I have a 5 ton byrne AC installed in my home by overlake, the cooling coil is directly connected to the duct pipe that is only 22 x 10 inch. This was really a bad installation because the strong air flow is immediately blocked by the inadequate size duct pipe and causing water leaks and damages. I am very disappointed that the company refused to acknowledge the problem and fix this.
